Flat Roof Replacement in Oxford: EPDM Rubber vs. GRP Fibreglass

Rubber roofing membrane laid back over a prepared timber deck

Published 14 October 2026

Planning a flat roof replacement in Oxford means choosing more than a new covering. EPDM rubber and GRP fibreglass can both suit domestic flat roofs, but they work in different ways. The right choice depends on the deck, roof shape, drainage and how you intend to use the space.

MT & Sons Roofing helps homeowners, landlords and businesses compare the options after inspecting the roof. This guide explains the main differences, the questions to ask and what a useful quotation should include. You can also explore our flat roofing systems service for repairs and full replacements.

When does a flat roof need replacing?

An isolated leak does not always mean the whole roof has failed. For example, a damaged edge trim or a local split may allow a targeted repair. However, repeated leaks in several areas, widespread wear or a damaged deck can make replacement the more practical option.

An inspection should consider the covering and the supporting layers. Persistent standing water also needs investigation. Simply laying a new membrane over the same drainage problem may leave the cause unresolved. Therefore, ask what the contractor intends to correct beneath the new finish.

Removing the old covering allows the roofer to check the deck before selecting the new system.

EPDM rubber: a flexible sheet membrane

EPDM is a synthetic rubber membrane. On suitable roof sizes, a large sheet can cover much of the main surface with few field seams. Its flexible nature makes it an option to discuss for garages and extensions. Nevertheless, corners, pipes and roof edges still need carefully formed details.

The membrane needs a compatible, properly prepared base. Adhesives, tapes and trims must suit the selected system. In particular, a clean, dry substrate matters for adhesion. PermaRoof explains these requirements in its EPDM installation guidance. This is product guidance, rather than a statement that we install that particular brand.

EPDM may be worth considering where a straightforward roof layout allows efficient sheet installation. However, a large sheet alone does not guarantee a watertight result. The roofer must also address outlets, upstands and the junction with the building.

Sheet roofing still relies on sound preparation and correctly finished edges and junctions.

GRP fibreglass: a resin-based roof finish

GRP stands for glass-reinforced plastic. A typical roofing system combines fibreglass reinforcement, resin and a protective topcoat. The installer forms the finish on the roof, including the specified edge details. This approach can suit roofs where shaped details are an important part of the design.

GRP can provide a continuous finish, but the deck specification and workmanship remain crucial. For example, the chosen system may require particular boards, joints and trims. Resin products also have their own weather and curing requirements. These must guide the installation programme.

If you need a balcony or regular access, discuss that use before choosing the system. Ordinary flat roofing is not automatically a walking surface. As the Topseal GRP product guide illustrates, traffic-bearing applications use a suitable specification and finish. We would confirm the proposed system for your property in the quotation.

Flat roof replacement in Oxford: EPDM or GRP?

There is no universal winner. Instead, compare each proposed system against the actual roof. These questions help make the choice clearer:

  • Roof layout: Can a membrane sheet cover the main area efficiently, and how will the roofer seal complex junctions?
  • Deck condition: Which boards need replacing, and what base does the chosen system require?
  • Roof use: Is access limited to maintenance, or does the design need a suitable walking surface?
  • Installation conditions: How will the roofer plan around rain, temperature and the product requirements?

Ask for the reasons behind the recommendation. Also, request the system name and its written specification. A considered answer is more useful than a claim that one material is always best. Our team can discuss both options as part of your roof inspection.

What affects flat roof replacement costs in Oxford?

The cost of flat roof replacement in Oxford depends on more than the price of rubber or resin. Roof area, access, removal of the old covering and deck repairs all influence the total. In addition, changes to drainage, insulation or rooflight details can affect the scope.

Compare quotations for the same work. One price may include a new deck, while another allows only for the covering. Therefore, check whether the quote includes waste removal, edge trims, outlets and any work to adjoining gutters. Ask how the contractor will handle defects uncovered during removal.

You should also receive clear information about the workmanship guarantee and any applicable product warranty. Their terms can differ. Avoid choosing on a headline lifespan alone; the roof design, installation and maintenance all influence performance.

Deck repairs and replacement boards can form an important part of the overall quotation.

Drainage, insulation and maintenance

Before fitting a new covering, discuss how water will reach the outlets. Also, ask whether the work offers a sensible opportunity to improve insulation. The proposed build-up should account for the building and its moisture control needs, rather than treating the top layer as a separate job.

After installation, keep outlets clear and arrange checks when you notice damage. For example, a blocked gutter can affect how rainwater leaves the roof.
